Buying with a permanent contract as an expat
If you have a permanent contract (vast contract) with a Dutch employer, your income is generally easy to assess — your residence status is then the main additional question.

What lenders look at
- Your gross annual income including fixed allowances such as holiday pay.
- Your residence permit or EU/EEA nationality.
- Existing obligations registered in the Netherlands or abroad.
Points of attention
A permanent contract usually removes the need for an employer's statement of intent. If your permit has an end date, some lenders apply additional conditions.
