How surplus value arises

Property values can rise and you repay part of your mortgage each month. Together this creates equity in your home.

What you can do with it

  • Finance a renovation or make your home more energy efficient.
  • Reduce your new mortgage and therefore your monthly costs.

Points of attention

The bijleenregeling (additional loan scheme) can affect interest deduction if you do not reinvest the surplus value in your new home. Whether that applies depends on your situation.
