Bridging loan (overbruggingskrediet)

A bridging loan (overbruggingskrediet) is a temporary loan that lets you use the expected surplus value (overwaarde) of your current home to buy a new one before the old home is sold.

English Nederlands

When is it used?

  • You buy a new home before selling your current one.
  • The transfer dates of the two properties do not line up.

Risks

  • Temporary double housing costs.
  • A lower sale price than expected can leave part of the bridging loan outstanding.
  • Bridging loans have a limited term.

Good to know
