Annuity mortgage (annuïteitenhypotheek)
With an annuity mortgage (annuïteitenhypotheek) you pay the same gross monthly amount of interest plus repayment for as long as the interest rate is fixed. Early on that amount is mostly interest; later it is mostly repayment.

How it works
The loan is fully repaid within the term, usually 30 years. The gross monthly payment stays level during the fixed-rate period (rentevaste periode), while the split between interest and repayment gradually shifts.

- Lower payments in the early years than a linear mortgage.
Points of attention
- You repay slowly at first, so the debt stays high in the early years.
- You pay more interest over the full term than with a linear mortgage.
- Net costs can rise as the deductible interest portion decreases.
