With an interest-only mortgage (aflossingsvrije hypotheek) you pay interest only and do not repay during the term. Monthly costs are lower, but the debt remains.

The loan has to be repaid, for example from savings, from the sale of the property or by refinancing. Whether refinancing is possible depends on your situation at that time and on the lender.

Risks

  • The debt does not decrease.
  • For new mortgages, interest on the interest-only part is generally not tax deductible.
  • Lenders limit the interest-only part to a share of the property value.
