What is NHG (Nationale Hypotheek Garantie)?

NHG (Nationale Hypotheek Garantie) is a guarantee scheme on Dutch mortgages. Under certain conditions, a residual debt after a forced sale can be waived.

How it works

You pay a one-off premium. In return the lender takes less risk, which often results in a lower interest rate. NHG can act as a safety net in situations such as unemployment, incapacity for work, divorce or death, subject to conditions.

Points of attention

  • NHG applies up to an annually set cost limit; see nhg.nl for current amounts.
  • A residual debt is only waived under conditions.
  • Not every property or situation qualifies.
