The mortgage interest rate (hypotheekrente) drives a large part of your monthly costs. Besides the percentage itself, the fixed-rate period and the conditions matter.

Fixed-rate period (rentevaste periode)

This is the period during which your rate is fixed, for example 5, 10 or 20 years. A longer period gives more certainty; a shorter one may offer a lower rate with more uncertainty.

Why rates differ

  • The loan-to-value ratio (risk class).
  • Whether the mortgage has NHG.
  • The chosen fixed-rate period.
  • The lender's own pricing and conditions.
